INDUSTRIAL PROPERTY SALESOWNER-USERS & INVESTORSSAN FERNANDO VALLEY

THE BUYER POOL

Different buyers. Different measures of value.

Understanding both markets can help inform how your property is priced and presented.

01 — OWNER-USERS

Businesses buying for occupancy

Owner-users focus on how a building serves their operations: loading, clear height, power, parking, yard space, and the ability to take occupancy.

Eligible purchasers may also consider SBA financing, subject to program and lender requirements.

02 — INVESTORS

Buyers evaluating investment returns

Investors focus on income, lease structure, tenant quality, operating expenses, market rent, and future leasing risk.

The right positioning considers the property's current income and its longer-term potential.

A STRATEGIC DISTINCTION

Could an owner-user pay more than an investor?

Existing leases don't always limit a property's appeal to investors. When sufficient space can be lawfully delivered for a qualifying business buyer's occupancy, the owner-user market may be worth evaluating as well.

For eligible existing-building SBA transactions, occupancy requirements generally include at least 51% of the rentable area. Actual occupancy timing, lease rights, financing eligibility, and lender approval must be evaluated for each transaction.

SBA eligibility is transaction-specific. Availability of space within 12 months does not, by itself, establish financing eligibility.

COMMON OWNER QUESTIONS

Questions industrial owners often ask

How is an industrial property valued?

Sales comparables, building characteristics, location, functional utility, lease income, occupancy and buyer demand all influence pricing. The relative importance depends on whether the likely buyer is an investor or an owner-user.

Can I sell an industrial property with tenants in place?

Yes. Lease terms, remaining term, rental rates, and the ability to deliver possession affect which buyers may be interested and how they underwrite the opportunity.

Do I need to list my property to request a review?

No. An initial conversation can help you evaluate timing, likely buyer groups and potential next steps without committing to a listing.

Which San Fernando Valley industrial markets do you cover?

Industrial owners throughout the Valley, including Chatsworth, Canoga Park, Van Nuys, Sun Valley, Sylmar, Pacoima and surrounding areas.
